Dear Larry,
This is regarding the proposed addition at the Ridgeview Classical School at 1800 South Lemay Avenue,
Fort Collins, CO.
The area where the two-story addition will be built is on historic impervious surface. The area was
asphalt parking and playground. Therefore, there should not be additional detention required for the
proposed building addition.
There is an existing detention pond in the Northeast corner of the lot that discharges into Stuart Street.
The high water line of the pond is 71.2. There also is a small pond on the West side of the school that
discharges into Lemay Avenue. The finish floor of the school building is 73.85.
The site does not increase runoff due to the proposed addition.
