We understand that the Planning and Zoning Board for the City of Fort Collins must be
responsive to the needs of all of the citizens, and we appreciate the opportunity to
communicate our concerns. We hope that serious consideration will be given to the
impact on traffic in this intersection, with the complicating factors of both another school
and the nursing home in such close proximity.

Dear. Mr._ Grubb:.::
We -live one block west of.the intersection of Stuart. and Lemay, near the location of the'
proposed remodeling of the existing, church building. ,We have, serious, concerns. about the
location of a school at this intersection, and we are writing to express our opposition to
the proposal.
The, intersection of Stuart and Lemay is already heavily congested with traffic, especially
during the school year when Riffenburgh Elementary, just a few blocks east off of Stuart,
is in session. Cars line up for several blocks on Stuart and sit through several changes of
the lights during the peak travel times. It is our assumption that since Ridgeview is a
Charter school, parents will be required to transport their children, and the intersection
will be even more congested. We do not believe that this area can handle the traffic
associated with two schools located so close together.
We also have a concern due to the fact that Spring Creek Nursing Home is located on the
northwest corner of this intersection. We have lived here for, fourteen years and have
learned to proceed very carefully when we exit from our street onto Stuart.. Often there
are ambulances, and fire department vehicles, and the.visitors for the Nursing Home
residents are often elderly themselves and prone to making U-turns and erratic and unsafe
driving as they,.attempt to park near the facility. It is frightening to think about the impact
of adding children, pedestrians, bicyclists and additional drivers to this already dangerous
situation.
