We hope this clarifies some of the issues and concerns. It is the intent of
Ridgeview Classical Schools to provide the community with a quality, education
alternative and that the facility is a major component of this goal. Please forward

updated facade along Lemay Ave, the addition will be an important phase
to this project. To address the city's concerns, elevations will be made
available for comment as soon as they are developed and will represent
the level of quality expected by a facility of this kind.
❑ Phase III: Move -Out of the Church, Full Use of the Facility - Summer 2002
Once the church has moved, upon completion of their new facility, the
school will have full use of the site. Remodel of the remaining church
facility will occur at this time to satisfy the school's requirements. The
temporary classrooms will be removed, Summer 2002. Any other
improvements can be analyzed at this time.
Site Issues:
❑ Shared Use Parking:
Parking Requirements: The existing parking lot contains 201 spaces. 187
spaces will be available after the temporary classrooms have been
located and will satisfy all the shared parking scenarios.
• Weekend Use: 187 spaces existing total.
• Existing Sanctuary: 700 seats/4spaces = 175 spaces
required. (Evening/Weekend use.)
• Weekday Use: 120 Spaces Total
• Church: Limited Staff - 10 spaces
• School: 25 staff and parent volunteers,
10-15 high school able to drive.
• Medical Office Building: 50 shared spaces.
• Children's World: 20 shared spaces.
❑ Site Circulation:
Drop -Off and pick-up will occur on the south side of the building. Cars
will be required to enter from Stuart St. only, drop-off at the south walk
and loop the parking lot and exit on the existing Stuart St. exit or by right
turn to Lemay northbound as recommended by the enclosed traffic study.
The loop will provide plenty of interior site circulation to eliminate any
backup on Stuart St. and potentially Lemay Ave. The school will also
have a staggered start time with High School starting at 7:35, Elementary

To Whom It May Concern:
In response to the City of Fort Collin's questions in regard to Ridgeview
Classical Schools and the Timberline Church facility, outlined here is a phased
use master plan that will further address the time line and scope of the proposed
project.
PROJECT PHASING:
❑ Phase I: Shared use with the church for Fall 2001
This phase consists of limited use of the existing church facility and
limited use of the site for location of temporary classrooms. Specifically, a
portion of the second floor classrooms will be remodeled for 4 high school
classrooms along with use of the restrooms. Life safety improvements
throughout the church as required by current code for E-occupancy such
as installation of fire alarm will be done at this time. The church has
asked for no changes to the site until after the church has left in Summer
2002.
❑ Phase II: Classroom Addition - Spring 2002
The classroom addition will follow the Phase I remodel and begin as soon
as design and drawings are complete, approximately August 2001. The
classroom temporaries will fill some of the school's needs until completion
and other uses will be postponed until Summer 2002 when the church has
moved out. The addition design is at the concept master plan stage as
illustrated on the site plan. Building design has not been developed at this
time. Conceptually, the addition will be complementary to the existing
brick masonry building conveying the new use of the facility. Using
