In addition, there needs to be a 20 foot wide public access easement dedicated where the future trail connection will be made reflected on the plat. Please strike the wording "Future Connection to Mason Street Corridor Shown for information only" from the utility plans. The connection is a required part of this project and will be designed and paid for as part of this development application. Construction of this connection will take place either in conjunction with the planned storm water improvements on this site or in conjunction with the construction of the Mason Transportation Corridor multi -use trail project. Department: Water Wastewater Topic: Landscape Number: 158 Issue Contact: Roger Buffington Created: 8/17/2005 [8/17/05] There are two trees in the south half of the project that do not meet separation distances from water services and a fire hydrant. Jeff has also -been commenting on landscape separations on previous rounds of review. This completes staff (and outside reviewing agencies) review and comments at this time. Additional comments and red -lined plans may be forthcoming. Another round of staff review is determined to be necessary. This proposal is subject, --- to the 90-day revision re -submittal requirement (from the date of this::. . comment letter, being August 23, 2005) as set forth in Section 2.2.11(A). of the Land Use Code. Be sure and return all of your red -lined plans when you re -submit. The number of copies of each document to re -submit is shown on the attached Revisions Routing Sheet. Topic: Stormwater Erosion Control Number: 170 Created: 8/22/2005 (8/22/05] 1. The plan indicates grading/pipeline/riprap work outside the limits of the silt fencing on the south side of the project. Straw bales are shown here as well. None of these BMP's will protect the area during your construction. Please rethink this area. 2. What will protect Manhattan Avenue from the project? Department: Transportation Planning Issue Contact: David Averill Topic: Transportation Number: 78 Created: 12/10/2004 18/16/05J To clarify ... per discussions with the applicant, Stormwater Utility Staff, and the PM of the Mason Trail project. This project will provide the escrow for design and construction of the EAST/WEST CONNECTION. The applicant has agreed to this provision. The north south portion of the trail is a City Capital_ Project: `The Stormwater detention project design will allow for the EAST/WEST ' CONNECTION and Mason Trail proper. The EAST/WEST CONNECTION will`be built when crews are out there building the North/South Trail, not when the-stormwater detention pond is being built. The applicant's response letter is simply mis-worded. [6/8/05] There -doesn't appear to be a wide enough easement shown. Please revise. [12/10/04] The proposed connection to the MTC multi -use path (currently shown as 6' in width) needs to be 8' minimum per LCUASS. This applicant needs to escrow the money for the trail connection to the Mason Transportation Corridor multi -use trail as part of this project. This needs to be reflected in Page 9 [6/7/05] The 10' wide access drive to the north is new. Who is that for? If it's for Stormwater, please contact Wes Lamarque and if it's for Water/Wastewater, please contact Jeff Hill for their requirements. Also, the VC shown where the drive comes out into the drive aisle will need to be changed to rollover or please provide a drive cut. Please provide all appropriate details. Department: Light & Power Issue Contact: Rob Irish Topic: 6enercl Number: 128 Created: 6/7/2005 [8/16/05] [6/7/05] Please show all electric facilities on the overall utility plan. You -have shown a couple of existing electric boxes but we still need to have the existing electric lines located on the utility plan. Number: 129 Created: 6/7/2005 .. [8/16/05] _. [6/7/05] Coordinate with Light & Power on the placement of the ganged; electric meters so we won't have conflicts with gas meters. Topic: Light a Power Number: 145 Created: 8/16/2005 [8/16/05] Electric line for existing building shown on utility plan is incorrect. Plan shows the line on the south side of the existing building when in fact it is on the north side of the building. Have the line located and show -its correct . location. Number: 146 Created: 8/16/2005 [8/16/05] Utility plan shows electric running throughout the site along the side and back of the site behind garages. Light and power will not install: electric -- facilities along the side or rear of the lot. Number: 147 Created: 8/16/2005 [8/16/05] Utility plan shows electric running to each of the garages; typically the garages are fed from the main buildings off the house meter. Will there be electric meters on the garages? If so, they cannot be fed from the rear as shown. These meters will need to be coordinated with Light & Power. Please see E6 or JR in Tech Services to go over the plan set. [6/7/05] Please correct all overlapped labeling. [12/10/04] I've highlighted as many of the scanning problem areas as I could in pink highlight (overlapping, min font size, etc). The shading makes the plan sets very nice to read but unfortunately in doesn't scan at all. Could you use some sort of hatching instead? We're open to anything but the shading. Scannability is more of a final compliance issue but wanted to let you know early so that you can set -your sheets up early in the process. Number: 108 Created: 6/7/2005 [8/18/05]-Please show how the proposed striping is tying into the existing -striping. -Can provide a separate striping sheet or expand the information currently shown on sheet 11. [6/7/05] Please provide a striping sheet showing the existing striping and how your striping will tie into it. This will also help clarify comment 107. Number: 112 Created: 6/7/2005 [8/18/05]- Changing curb types mid block is not allowed because it's hard to mill and overlay the street later with the varying -gutter pan depths. We might be able to `make`the north one work if you start the transition a little further south just after the curb starts to turn. The transition on the south end of the property needs some adjustment as well. You could either transition the curb further_=north at the inlet or further south at the other inlet. Take a look at it Tricia and -let me know what you think. [6/7/05]1)etail sheets - Please provide a detail for curb transitions along Manhattan Avenue. The only thing we might need to look at is making sure that all work being done by the city is clearly labeled as such and all work being done by the developer (like the maintenance road) is clearly labeled just so there isn't any confusion later on. Thanks a lot! Topic: P/ot Number: 35 Created: 10/5/2004 [8/16/05] Please dimension the emergency access easement on the plat. Needs -to meet the widths discussed below. - `[6/7/05] The emergency access drive still hasn't been -dedicated on the plat. Per the last meeting and agreement with PFA, the 30section will stay as currently shown and all 24' wide areas shall be 28'. [12/10/04] I see that you have added the 30' drive aisle (thank you), may need =- emergency access easements dedicated through the parking lot for PFA. Please call Ron Gonzales with PFA for his requirements. [10/5/04] Please see PFA asap for their emergency access requirements. Three story buildings require a 30' drive aisle. Please provide an estimate to construct the sidewalk from edge of Tract 1 to the Mason Street Trail for the City's review and approval. This amount must be paid prior the issuance of the first building permit and will go - into the DA as well. Please provide enough information to construct the trail including a curve table, construction materials, etc. Please see Craig Foreman with Parks for trail requirements. [12/10/04] This project is responsible for designing and constructing him sidewalk connecting to the Mason Street Corridor. Cash in lieu of the actual construction in the form of an escrowis currently under discussion and hasn't been decided at this time. Topic: Site Number: 148 Created: 8/16/2005 [8/16/05] This project has been reviewed and approved for a total of 38 dwelling units (standard & handicapped accessible in the existing and new buildings), per the Administrative Hearing Officer's decision on the Project Development Plan (POP) dated January 14, 2005. The original Final Compliance Plan submittal also had a total of 38 dwelling units in the 6 buildings (existing and new). Therefore, the City can approve the final plans for only a total of 38 dwelling units unless the applicant wants to take the development plan back to a public hearing in front of an Administrative hearing Officer as a Major Amendment to the approved POP.
