[9/30/051 1. Silt fencing across a swale or drainage way with constant
flows doesn't work. The flows in the channel south of the project should be
pumped/piped/otherwise diverted around the work area until the new
pipelines and riprap are installed and the area stabilized with vegetation.

[9/30/051 As discussed in Staff Review, the 5 utility easements stubbing
out to the 30' utility alignment are private so we're back to calling those
easements again. Just be sure to call out who the easements are dedicated
to and coordinate the labeling with the other plan sets (plat, utility,
landscape). Thanks111
[8/ 16/05] Dimension and label all easements. Either spell out or provide a
legend defining all abbreviations. All easements on Tract 2 need to be
labeled as "alignments". Please make sure this comment gets coordinated
with the other plan sets.

in Tech Services to go over the plan set.
[6/7/05] Please correct all overlapped labeling.
[ 12/ 10/04] I've highlighted as many of the scanning problem areas as I
could in pink highlight (overlapping, min font size, etc). The shading makes
the plan sets very nice to read but unfortunately in doesn't scan at all.
Could you use some sort of hatching instead? We're open to anything but
the shading. Scannability is more of a final compliance issue but wanted to
let you know early so that you can set your sheets up early in the process.

[8/ 18/05] The 10' access drive is to be constructed by the developer.
Please provide either typical cross section and a plan and profile OR you can
provide the typical cross section, a curve table for the centerline, and
enough spots and slope information to build it. Which ever way works best
for you works for me.
[6/7/05] The 10' wide access drive to the north is new. Who is that for? If
it's for Stormwater, please contact Wes Lamarque and if it's for
Water/Wastewater, please contact Jeff Hill for their requirements. Also, the
VC shown where the drive comes out into the drive aisle will need to be
changed to rollover or please provide a drive cut. Please provide all
appropriate details.

Staff has reviewed your submittal for MANHATTAN TOWNHOMES, FINAL
PLAN - TYPE I (LUC), and we offer the following comments:

[9/27/05] The response states that an amount of $1560 wffi be paid at the
time of the first building permit. Where did this number come from? I have
not received the estimate as asked for with the last round nor has anyone
reviewed or approved anything to my knowledge. Question - would you like
to construct the one little portion of the sidewalk from the parking lot to
your property line or put that portion into the escrow, for the city to
construct as well. Either way works for usl
18/ 18/05] The developer has chosen to pay cash in lieu of constructing the
sidewalk and instead, allow the City to construct it with the Mason Street
Trail improvements. Please provide an estimate to construct the sidewalk
from edge of Tract 1 to the Mason Street Trail for the City's review and
approval. This amount must be paid prior the issuance of the first building
permit and will go into the DA as well.
[6/7/05] Per the terms of the sale agreement of the open space/detention
area to the City, this development is responsible for designing and
constructing the Mason Street Trail. Please provide enough information to
construct the trail including a curve table, construction materials, etc.
Please see Craig Foreman with Parks for trail requirements.
[12/10/041 This project is responsible for designing and constructing the
sidewalk connecting to the Mason Street Corridor. Cash in lieu of the
actual construction in the form of an escrow is currently under discussion
and hasn't been decided at this time. Also, the sidewalk needs to be at least
8' wide where it leaves the parking lot to the east. A public access easement
needs to be dedicated on the plat and shown on all plan sets.
