College Ave. PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgo v. com/currentplanning February 11, 2013 On Monday, February 25, 2013, from 7:00 to 9:00 p.m., at Coyote Ridge Elementary School, 7115 Avondale Road, Fort Collins Colorado, the City of Fort Collins Current Planning Department will conduct a neighborhood information meeting to discuss a development proposal in your neighborhood. The project is referred to as Ridgewood Hills Residences, 4th Filing, Project Development Plan, Major Amendment — Multi -Family. This is a request to amend the original Ridgewood Hills Residences, 4th Filing, Project Development Plan that was approved by the Hearing Officer on May 9, 2011. The original applicant has elected not to proceed with the project. There is now a new developer that would like to proceed and seeks to amend the project. The new proposal would be processed as a Major Amendment which includes a new public hearing that has not been scheduled yet. As proposed, the current project consists of 146 dwelling units, divided among 11 buildings on 10.42 acres. There would be 291 bedrooms and 313 parking spaces. There would be 55 garage spaces. There would be no qualified affordable housing component. By way of comparison, the approved plan consists of 146 dwelling units, divided among 12 buildings on 10.42 acres. There are 271 bedrooms and 282 parking spaces. There are 62 garage spaces. All 146 dwelling units are designated as qualified affordable housing. The project is located on both the north and south sides of Avondale Road, east of Triangle Drive. (Please see map on reverse.) The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor and there may be a lag time between occupancy and record keeping and rental situations causing some households to be missed.
