Dear Resident / Property Owner:
On Monday, June 11, 2012, at 6:30 p.m., in City Council Chambers, City Hall, 300
LaPorte Avenue, Fort Collins, Colorado, the Hearing Officer for the City of Fort Collins
will consider a development proposal in your neighborhood. The project is referred to as
Legacy Senior Residences, Project Development Plan, #12-0015.
As proposed, the project consists of 72 one- and two -bedroom affordable apartments
for seniors (age 62 and over) on 1.97 acres located west of Linden Street, north of
Willow Street, and east of Pine Street (please see map on reverse). All of the units will
be contained in one, four-story building. The primary access for the project will be from
Linden Street. 52 parking spaces are proposed. The applicants are requesting one
modification to the Article 3 General Standards (Section 3.2.2(H)) and two modifications
to the Article 4 Zone Districts (Section 4.17(D)(3)(c)(1) and Section 4.17(D)(3)(c)(4)).
The proposed development is in the River Downtown Redevelopment (R-D-R) zone
district and a multi -family building is an allowable use subject to an administrative public
hearing.
We value comments from the community and your input is an important part of the

this letter and a vicinity map. Additionally, you may find it helpful to review the Citizens'
Role in Development Review Guide, available at fcgov.com/citizen review. This guide
may aid you in understanding your role in the development review process and how to
provide effective input at the June 11th public hearing.
Additionally, the hearing notification list is derived from official records of the Larimer
County Assessor. Because of the lag time between occupancy and record keeping, or
because of rental situations, a few affected property owners may have been missed.
Please feel free to notify your neighbor of this pending meeting so all neighbors may
have the opportunity to attend. If you are unable to attend the public hearing, but would
like to provide input, written comments are welcome via U.S. mail to the address above
or you may e-mail them to me in word document format at lex()fcgov.com.
