This memorandum provides an addendum to the Manhattan Townhomes

Project Transportation Analyses memorandum dated June 8, 2004. The

previous proposal was for 38 townhomes, 30 new and 8 existing. Three

townhome dwelling units were added to this development, increasing

the number of dwelling units to 41. A site plan is attached to this
Z
memorandum.

Trip Generation, 7th Edition, ITE as the reference
N
document, the three.additional dwelling units will add 18 daily trip
N
ends, 1 morning peak hour trip end, and 2 afternoon peak hour trip
ends. This increase is not significant and will not change the
operational level of service at any of the analyzed intersections.
All key intersections will continue to operate acceptably. The
alternative mode analysis indicates acceptable operation.
It is respectfully requested that no further transportation
analyses be required for the Manhattan Townhome Project.
