CO 80524-2913 - (970) 484-0117 -Fax (970) 484-0264 Architecture Planning Interior Design RB+B 20 November 2012 Ted Shepard City of Fort Collins, Community Development and Neighborhood Services 281 North College Ave. Fort Collins, CO 80522 RE: River District : Block One : Mixed Use Architect's Project Number 11-32 Dear Mr. Shepard: This is a follow to our meeting on November 9, 2012 where we discussed how the design team is addressing the restaurant elements and parking lot lighting that you noted in comments to the PDP submittal for this project. Currently we are addressing your comments to create the best situation possible for residents living in a building that would contain a restaurant establishment. Exhaust fans for the restaurant are exiting the building one full level above the apartment level in an effort to minimize any smells from the restaurant exhaust entering the residential units. To reduce noise, the mechanical equipment is placed on vibration reducing mechanical curbs. In an effort to maintain the highest wall STC possible, we have minimized openings in walls adjacent to the mechanical equipment. As a team we have discussed the logistics of restaurant deliveries and trash removal with the developer regarding lease agreements that would limit the time frame these activities can take place. Please also find the attached letter from our electrical engineer, SRB Consultants, regarding the lighting levels and how we propose this be addressed.
