Hello Jason and Larry — thanks for addressing the two issues related to operational compatibility /
mechanical equipment standards and lighting standards.
Regarding operations and mechanical equipment, the design approach for the exhaust fan and STC
wall rating as outlined in the RB+B letter dated November 20, 2012 is acceptable. In order to address
the compatibility issues associated with restaurant deliveries and trash removal, and to ensure
compliance with Section 3.5.1, please place the following note on the Site Plan:
All delivery activity associated with the restaurant, and the removal of trash and
recyclable materials shall be limited to the normal business hours defined as Monday
through Friday and between the hours of 8:00 a.m. and 5:00 p.m.
Regarding the proposal to reduce the exterior parking lot and building -mounted lighting, the proposed
lighting levels as outlined in SRB letter dated November 15, 2012, are appropriate given the context
of the site and the sensitivities along the Poudre River. While the proposed levels may be slightly
below the minimum required, such levels are found to be responsive to the specific to the character of
this site and promote the fundamental purpose of Section 3.4.1.
