one it may trigger a repay for that lot. So, re -drawing the lot line to include the pond on Lot 2
would avoid this and ensure that all development is occurring solely on lot 2.

Staff has reviewed your submittal for Poudre Fire Authority Station Four PDP - Type I and
Final Plans, and we offer the following comments:

All plant materials shall be in accordance with AAN specifications for #1 grade.
All trees to meet City of Fort Collins land use Code standards for size.
Contractor to minimize all disturbances to non -impacted areas.
Minor changes in the species and plant locations may be made during construction as
required by site conditions. Overall quantity and quality to be consistent with approved
plans.
The irrigation system for landscaped areas shall be reviewed and approved by the City of
Fort Collins. Irrigation plans to be reviewed as part of the construction permit review
process. The irrigation system must be installed according to the approved plans, or an
acceptable financial security deposited with the City prior to issuance of a certificate of .
occupancy.
All turf areas to be irrigated with an automated, pop-up irrigation system. All shrub beds to
be irrigated with a drip system. All perennial beds to be irrigated with xeri-pop spray heads.
Street tree locations shall be adjusted to allow for a minimum of a 40' clearance to street
lights (15' minimum if the tree is ornamental).
Tree locations shall have a minimum separation of 8' to water or sewer service lines.
Street tree locations shall have a minimum separation of 4' to gas lines.
To the maximum extent feasible, topsoil that is removed during construction activities shall
be conserved for later use on areas requiring revegetation
A free tree permit must be obtained from the City before any trees or shrubs as noted on
this plan are planted, pruned or removed on the public right-of-way. This includes zones
between curb and sidewalk, medians and other city property. This permit shall approve the
location and species to be planted. Failure to obtain this permit may result in replacing or
relocating trees and a hold on the certificate of occupancy.
The developer shall contact the City Forester to inspect all street plantings at the completion
of development. All trees are to have been installed as shown on the Landscape Plan.
Approval of street tree planting is required before final approval. Failure to obtain approval
by the city Forester for street trees shall result in a hold on the certificate of occupancy.
