Number: 60 [3/3/09] As discussed in our review meeting, if you are proposing the pond to now be on lot one it may trigger a repay for that lot. So, redraw the lot line to include the pond on Lot 2 would avoid this and ensure that all development is occurring solely on Lot 2. The lot line has been adjusted to include the detention pond on Lot 2. Tree locations shall have a minimum separation of 8' to water or sewer service lines. See Drawings Street tree locations shall have a minimum separation of 4' to gas lines. See Drawings To the maximum extent feasible, topsoil that is removed during construction activities -shall be conserved for later use on areas requiring revegetation. The top soil on this site is actually poor qualityfill. Imported top soil as well as soil amendments are planned into the contract for all the planting areas. A free tree permit must be obtained from the City before any trees or shrubs as noted on this plan are planted, pruned or removed on the public right-of-way. This includes zones between curb and sidewalk, medians and other city property. This permit shall approve the location and species to be planted. Failure to obtain this permit may result in replacing or relocating trees and a hold on the certificate of occupancy. A note has been added to the plan The developer shall contact the City Forester to inspect all street plantings at the completion of development. All trees are to have been installed as shown on the Landscape Plan. A note has been added to the plan Approval of street tree planting is required before final approval. The irrigation system must be installed according to the approved plans, or an acceptable financial security deposited with the City prior to issuance of a certificate of occupancy. The irrigation drawings will be provided by the installer during construction. The set will be sent to the City to be review. All turf areas to be irrigated with an automated, pop-up irrigation system. All shrub beds to be irrigated with a drip system. All perennial beds to be irrigated with xeric-pop spray heads. The irrigation drawings will be provided by the installer during construction. The contractor will be made aware of the pop up requirements.
