College Ave. PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov.com/Currentp/anning April 17, 2013 On Wednesday, May 1, 2013, at 5:00 p.m., in conference room A of 281 North College Avenue, Fort Collins, Colorado, the City of Fort Collins Hearing Officer will conduct a public hearing to consider a development proposal in your neighborhood. The project is referred to as Kechter Crossing Subdivision Replat-#FDP130005. This is a request to replat two lots (Lots Four and Five of Block Four) and a portion of the dedicated common area for the purpose of saving a large mature tree. As currently platted, the existing tree would preclude the construction of two homes on two existing lots. These two lots are located immediately south of the existing house on Kadenwood Drive. By replatting, the tree can remain undisturbed and the two affected lots are relocated to the west along Coppervein Street. The replat includes an adjustment in the common area boundary so that the tree remains within the common area and not within the boundary of any individual lot. Kechter Crossing Subdivision contains 76 single family lots on 29 acres and was originally platted and approved in Larimer County in 2012. In December of 2012, the subdivision was annexed into the City of Fort Collins. The parcel is located south of Kechter Road approximately 1,600 feet east of Timberline Road and is zoned L-M-N, Low Density Mixed -Use Neighborhood. The City Current Planning Staff and Hearing Officer consider your interest and input in this matter, as well as your neighbor's input, an important part of the City's review of this proposal. If you are unable to attend, written comments are welcome. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
