CUL-DE-SAC:
A dead-end street cannot exceed six -hundred -sixty (660) feet in length. The turn -around
at the end of the street must Have an outside turning radius of forty (40) feet or more, and
an inside -turning radius of twenty (20) feet. Short fire lanes are permitted to facilitate a
second point of access when a street is greater. then 660 feet. All structures beyond the
660 feet limit must be fire sprinklered if a second point of access cannot be provided.

WATER SUPPLY:
Fire hydrants are required with a maximum spacing of 600 feet along an approved
roadway. Each hydrant must be capable of delivering 1500 gallons of water per minute
at a residual pressure of 20 psi. No commercial building can be greater than 300 feet
from a fire hydrant. UFC 9012.2.2

Transportation system appears uncha i r �I�us ODP submittal. Even with new
land use configuration it appears that the bike/ped. trail still services the park and
neighborhood center. There had been some previous discussions as to revising the
alignment of the north -south Collector street. What happened to these discussions?
Attached below are my original comments from the initial submittal.
• ODP street layout and facility type is in accordance with the Master Street Plan.
Improvements of existing streets and construction of new streets need to be in
accordance with City design standards, including detached sidewalks, bike lanes and
parkway.
• Please provide appropriate pedestrian crossing markings on the Collector streets in
the vicinity of the neighborhood activity center.
• Bikeway trail shown is in accordance with the Parks & Recreation Master Plan.
Please make trail wide enough to accommodate both bicycle and pedestrian users
(minimum width of 8').
• At PDP stage, please make sure design provides for good internal pedestrian and
bicycle circulation and connectivity to activity centers, existing bike/ped. systems,

General Comments
■ Please see redlined comments on all sheets of the Overall Development Plans. More specific
comments will be mentioned below. If you have any questions, please call me (Mark McCallum) at
221-6605 ext. 7656. When the items below have been resolved, the Engineering Department will be
ready for public hearing.
■ A meeting to discuss the internal north/ south collector should be set-up by the Current Planning
Department (contact Troy Jones). The City is receptive to allowing the alignment change for the
internal north/ south collector, but would like to get feedback from the property owner the north (Lind
ODP).
■ The proposed Bike Trail, regardless of the location at which it cross an arterial street shall be
designed to cross with an underpass (Street Design Manual, Section 1.02.07). Since the Mountain
Vista Plan is not complete the Engineering Department is not sure if an underpass is needed at other
street crossings.
■ Please show the actual property boundary.

Development Plan (POP) review, and the "Historic and Cultural Resources"
standards of the LUC Section 3.4.7 will be applied at that time.
e. Please revise the land use breakdown chart as shown on the Current Planning
redlines.
f. The "Planning and Zoning Board" signature block is only used in LDGS
projects. All Land Use Code projects now use the "Planning Approval"
signature block. See the attached sheet regarding this issue.
g. I need one 8.5"x11" copy of the revised ON plan set by Wednesday morning
(1/31) in order to be included on theI151h P&Z agenda.
h. I need 10 full sized copies of the revised OOP plan set by Monday morning
(2/2) in order to stay on the Aepeit 15rh P&Z agenda.

Staff has reviewed your re -submittal Gillespie Farm ODP, and'we offer the
following comments:
COMMENTS:
1. Transportation Planning, Engineering, Light and Power, AT&T, Stormwater,
PFA:
a. Please seethe attached comment sheets and/or redlined items from these
departments.
2. Current Planning:
a. Section 2.2.11 of the Land Use Code requires that an applicant submit
revisions based on this letter within 90 days or the project application
becomes null and void. Your response to the City's concerns is due by April
26, 2001. A 30 day extension to this deadline is available. All requests for
an extension should be directed to the Current Planning Director. If
remaining issues are those that do not require plan revisions, a status report
verifying continuing efforts toward resolving the issues is required within
the some timeline.
b. A meeting has been set up between city staff, the Lind Property developers,
and the Gillespie Property developers for tomorrow, 1/26/01, at 10 a.m. at
281 North College in Conference Room A to discuss the street alignments
between the two properties. The street locations agreed upon in this
meeting need to be reflected on the plans.
c. You need to get in touch with Craig Forman of the Parks Planning
Department about possibly moving the neighborhood park a bit east so that
it abuts the detention pond. His telephone number is 221-6618.
d. All the buildings of the potentially historic farmstead should be identified
on the ODP. A project note should be included that indicates that
"determination of Landmark Eligibility" will be determined at the Project
