This is an alternative compliance request to Section 3.6.3 of the City's Land Use Code
which addresses Street Pattern and Connectivity Standards and specifically
to Section 3.6.3 (F) which states that " All development plans shall provide for future
public street connections to adjacent developable parcels by providing a local street
connection spaced at intervals not to exceed six hundred sixty (660) feet along each
development plan boundary that abuts potentially developable or redevelopable land."
The applicant is proposing four public street connections to the south, four public street
connections to the north and east and three public street connections to the west. (see
Overall Development Plan).
This alternative compliance is for the proposed north and south boundary connections.
All connections on the north boundary are at 660 foot intervals except for the north /
south collector street. The north / south collector connection is located approximately 760
feet from County Road 11 so it can be adjacent to the existing ELCO water line.
On the south boundary the proposed north / south collector street connection is located at
the Poudre School District site boundary. The collector street is positioned so as not to
bisect the school site. Public street connections east of the proposed collector are at 660
foot intervals. The distance between the two public streets on the south east corner is
approximately 700 feet which is determined by the site boundary.
We believe the proposed plan accomplishes the required connections to the adjacent
developable land to the north and south and complies with the City's Master Street Plan.
