HomeMy WebLinkAbout1026 SUMMER STREET, EXTRA OCCUPANCY RENTAL HOUSE CONVERSION - BASIC DEVELOPMENT REVIEW - BDR160009 - SUBMITTAL DOCUMENTS - ROUND 1 - APPLICANT COMMUNICATIONDear Historical Review — 1026 Summer St, 80521: single family ranch located in the HMN zone cookie cutter type of tract home built in 1959 March 9, 2016 I am requesting that Historical Review allow me to remove the two single car garage doors and replace them with lap siding and a 4'x4' egress window in the front. The siding will be painted white to match the existing house trim. My proposal will facilitate the interior finishing of this garage into two bedrooms, a laundry area, a mechanical area and a hallway. Both west garage windows will be replaced with same size, more energy efficient windows, painted white to match the existing house trim. In finishing the garage space to into habitable space, I must raise the garage floor 10.5". As such, the service door on the back of the garage (NW back edge photo) can no longer function as a door. It will be replaced with a 3' wide x 5' tall window and no brick will be disturbed. Any necessary siding above and below this window will match the new front lap siding and be painted white to match the existing house trim.
