Dear Resident or Property Owner:
On Tuesday May 29, 2012, at 6:00 p.m., in the Council Chambers`, City Hall West, 300
LaPorte Avenue, a City of Fort Collins hearing officer will hold a public administrative
hearing on a new multifamily development known as Spring Creek Farms North, Second
Filing, on the corner of South Timberline Road and East Drake Road.
The applicant/developer (McWhinney, LLC) is proposing a 3 story multi -family project
consisting of 312 dwelling units on 16 acres located on the corner of South Timberline
Road and East Drake Road. The dwelling units would be distributed among twelve
buildings and include 8 studio units, 144 one -bedroom units, 133 two -bedroom units and
19 three -bedroom units for a total of 480 bedrooms, leased by the unit and 536 on -site
parking spaces. The project includes amenities such as a pool, fitness center, outdoor
yoga room and community and kitchen gardens. Please note that these are market -rate
apartment homes, not an affordable housing project. In addition, the applicant has
indicated that this project is designed with a commitment to sustainability and is
anticipated to receive LEED certification from the United States Green Building Council
(USGBC), if approved and completed. For more information regarding this proposed

Finally, the list of affected property owners for this neighborhood meeting is derived from
official records of the Larimer County Assessor. Because of the lag time between home
occupancy and record keeping, or because of rental situations, a few affected property
owners may have been missed. Please feel free to notify your neighbor of this pending
meeting so all pertinent stakeholders may have the opportunity to attend. If you are unable
to attend the public hearing, but would like to provide input, written comments are
welcome via U.S. mail to the address above or you may e-mail them to
