The correct count for the 9-28-11 dated plan should be 650 trees. The current plan has been corrected to match the corrected 9-28-11 total tree count (note sheet 10 at 638 trees, and sheets 16/17 with 12 trees for a 650 total). 4. Engineering Comment #1: Landscape Plans (Round 1) ... It appears that Marc Virata indicated that additional landscaping information needed to be added to the Landscape Plans and your response states that the notes were added to the Site Plan. My comment response should have noted notes were added to the "landscape plans" rather than site plan (notes were added to the landscape plans). 5. Environmental Planner Comment #4: Landscape Plans (Round 1) ... Regarding the fence design, height and gap at bottom, Lindsay Ex made this comment related to the Landscape Plans. Your response indicates that the requested fence detail was added to the Site Plan. This is OK with me if it's OK with Lindsay. The fence detail originally occurs on the site plan section of the package and this detail was emailed to Lindsay Ex for review/approval. 6. Environmental Planner Comment #5: Landscape Plans (Round 1) ... Based on your response, Lindsay's comments appear to have been resolved. 7. Forestry Comments #1-4: Landscape Plans (Round 2) ... Otherwise my comment responses are below. -Daman I have reviewed the Landscape Plan set dated 12-15-11 against your Response to the Staff Comment Letter and have the following comments: 1. Planning Comment #13: Site Plan (Round 2) ... The Total Structures Footprint and Open Space/Landscape Area Coverage question is really not an issue. I asked the question just for clarification and received that with your response. Thank you. Planning Comment #15: Landscape Plans (Round 2) ... I see and appreciate the additional landscaping (shrubs) between sidewalk and fence north of Rolland Moore Drive to help provide buffer for lights from the cars in the parking lot shining into the homes in Sundering. However, based on a conversation this morning with Ward Stanford and Marc Virata regarding the sight distance triangle, the trees as previously shown in the parkway (Landscape Plan dated 9-28-11) can and should be retained as long as their canopies are at least 8' from the ground plane. If a species/variety other than the Bur Oak would work better and is acceptable to Tim Buchanan then that is OK. Also, the shrubs previous shown in the parkway can and should be retained as long as they will be no taller than 24", which means that some species/varieties will need to be substituted for. The sight distance triangle must maintain clear vision for motorists between 2' & 8' from the ground plane. The trees as shown on the Landscape Plan dated 9-28-11 were retained on the current plan; and as agreed with Tim Buchanan, the trees within the site distance triangle are upsized to 3" caliper to allow for any additional pruning required to accommodate the 8' clearance. All shrubs and perennials shown in the parkway are sized to be no taller than 24". 3. The number of deciduous and evergreen trees have decreased significantly (65 trees) between the 9-28-11 and 12-15-11 Landscape Plans. What is the reason for this and where have the decreases occurred? 1/12/2012
