Topic: General Comments Number: 40 Created: 6/30/2006 [8/24/06] There are still a couple of places on the Landscape and Building Elevations Plans where overlap occurs. [6/30/06] There is overlapping information on some of the plans that make some notes and labels difficult to read or totally illegible. Number: 45 Created: 6/30/2006 [8/24/06] The steel gate on the trash enclosure is adding a new material that is not included on either of the buildings. [6/30/06] There should be a detail of the trash enclosure on the plans, possibly on the Site Plan or Building Elevations Plan. Topic: Site Plan Number: 42 Created: 6/30/2006 [8/24/061 Looks like the revised situation might work. [6/30/06] There will be awkward vehicular movement and crossover between the 2 drive-thru lanes for the coffee shop. At the west end of the building there is also the possibility that a car or cars stopped to read the menu board could block cars wanting to exit the lane on the north side of the building. Number: 43 Created: 6/30/2006 [8/24/06] Understood. Hopefully no problems will arise associated with this issue. [6/30/06] Based on the Site Plan layout, service access to the businesses, especially in the larger Office/Retail/Restaurant building, could be difficult. Number: 44 Created: 6/30/2006 [8/24/06] Understood. Hope it works safely. [6/30/06] Is the crosswalk from the small, drive -up building to the larger building going to be an enhanced pedestrian crossing, or could it be? It is in an awkward location relative to the potential vehicular movement and crossovers. Page 2 t STAFF PROJECT REVIEW City of Fort Collins ZTI Group/Architecture Date: 08/24/2006 c/o Edward G. Zdenek 631 West Mulberry Street Fort Collins, CO. 80521 Staff has reviewed your submittal for FOX POINTE PLAZA, PDP - TYPE 2, and we offer the following comments: ISSUES: Department: Current Planning Issue Contact: Steve Olt Topic: Building Elevations Number: 49 Created: 6/30/2006 [8/24/06] It is understood that this elevation has the curved face projecting out from the main building face; however, the referenced section of the LUC states that "...shall not exceed a height:width ratio of 1:3 without substantial variation in massing that includes a change in height and projecting or recessed elements". There is a question as to whether or not the tower towards the opposite (east) elevation provides sufficient change in height as it relates to the west elevation. [6/30/06] The larger, 2-story Office/Retail/Restaurant (maybe) building is very nice looking. However, the west elevation does not appear to satisfy the standard set forth in Section 3.5.3(C)(1) of the Land Use Code. This section states that the horizontal mass shall not exceed a height -width ratio of 1:3 without substantial variation in massing that includes a change in height and a projecting or recessed element. This elevation is 120' long and is 28.5' high, for a ratio of approximately 1:4. Therefore, there should be some element of height change on this elevation. Topic: General Number: 90 Created: 8/24/2006 [8/24/06] The following comments were expressed at the staff review meeting on August 16th: Light & Power/Janet McTague a. The transformer location must be accessible to a City Light & Power truck and cannot be more than 10' from a paved area where the truck can park. b. Any relocation of existing facilities will be at the developer's expense. Page 1
