Zdenek 631 West Mulberry Street Fort Collins, CO. 80521 Staff has reviewed your submittal for FOX POINTE PLAZA, PDP - TYPE 2, and we offer the following comments: ISSUES: Department: Current Planning Issue Contact: Steve Olt Topic: Building Elevations Number: 49 Created: 6/30/2006 [8/24/06] It is understood that this elevation has the curved face projecting out from the main building face; however, the referenced section of the LUC states that "...shall not exceed a height:width ratio of 1:3 without substantial variation in massing that includes a change in height and projecting or recessed elements". There is a question as to whether or not the tower towards the opposite (east) elevation provides sufficient change in height as it relates to the west elevation. [6/30/06] The larger, 2-story Office/Retail/Restaurant (maybe) building is very nice looking. However, the west elevation does not appear to satisfy the standard set forth in Section 3.5.3(C)(1) of the Land Use Code. This section states that the horizontal mass shall not exceed a height -width ratio of 1:3 without substantial variation in massing that includes a change in height and a projecting or recessed element. This elevation is 120' long and is 28.5' high, for a ratio of approximately 1:4. Therefore, there should be some element of height change on this elevation.
