I am writing in response to your letter of September 1, 2006 regarding the proposed Fox Pointe
Plaza development at JFK Parkway and Boardwalk Drive. My husband and I own a building in
which our business is located in the Landings Office Park at 300 Boardwalk Drive between JFK
Parkway and Landings Drive. In order to proceed east on Boardwalk Drive from this office park,
one must negotiate the intersection of Landings Drive and Boardwalk Drive which also handles
all traffic entering (and some traffic exiting) the main Fort Collins Post Office. Entrance onto
Boardwalk Drive turning east from this intersection is difficult at best and often dangerous.
Drivers on Landings Drive have no guaranteed clear turn, and we have been aware of numerous
accidents at the intersection in the almost nine years we have owned this building.
We have only one concern about the proposed Fox Pointe Plaza development. There will be
increased traffic on Boardwalk Drive once it is built, and, indeed, even in the building phase, and
that will make the intersection of Landings and Boardwalk Drives nearly impassable. It is
imperative, in my opinion, that this development only proceed if a traffic light is installed at the
corner of Landings and Boardwalk Drives. This would alleviate the bottlenecks that routinely
occur on Landings Drive and, more importantly, allow safe entrance from Landings Drive east
onto Boardwalk Drive.
