Hazardous Materials Impact Statement
The Grove at Fort Collins

To Whom It May Concern:
The proposed development is a student housing multifamily apartment complex. It is located on the west side
of Centre Avenue at the intersection of Rolland Moore Drive in the City of Fort Collins.
Of onsite concern is an approximate 5,000 square foot private swimming pool that requires regular chemical
maintenance.
An approximate 20 foot by 30 foot pavilion directly adjacent to the pool consists of an outdoor seating area,
bathrooms and pool equipment room.
All chemicals associated with pool maintenance are stored in the pool equipment room in the rear of the
pavilion building. The pool equipment room remains locked and only accessible by authorized staff
members.
Authorized staff members are trained in the use and storage of the pool maintenance chemicals. Chemicals
are purchased, delivered to the site and stored only by authorized staff.
The following standard list of chemicals is what most likely will be found in the pool equipment room
(1) - Active Cleaning Granules, {Calcium Hypochlorite ... 68%, other...32%}, "Shock", 50# Bucket
(1) -Chlorinating Tablets, iTrichloro-s-triazinetrione... 95%, other ... 3%}, "3-in Chlorine Disc", 50# Bucket
(1) - Stabilizer Conditioner, 10# Jug/Pail
(1) - Turbo Blue Clarifier, I qt Bottle
(1) - Alkaline Booster, 30# Bucket
Please note this list is not comprehensive and depending on environmental conditions may vary.
The chemicals are typically applied before and after high use times such as weekend days.
Possible onsite issues could be a spill of one or more of the chemicals either in the pool equipment
room or on or around the pool itself. Any spill of that type should be able to be cleaned by onsite
staff through water dilution as the quantities are small.
