Subject: CARE Housing - Campus Crest Project
Stephen —
I've received notice of the June 16th City Council meeting to address the Campus Crest project. Please
allow this email to serve as a submission of points CARE Housing wishes to have considered in the
project review:
1. We stand opposed to four (4) bedroom units in the development. CARE has complied with
regulations and developed units no larger than three (3) bedrooms. We believe that by creating
larger bedroom units, the potential for `parry house' atmosphere exists.
2. We request a barrier of fencing and landscaping on the western border of the project on both the
north and south sides of Rolland Moore Drive. On the north side of the project CARE has ten
(10) senior -designated units; the mean age of our seniors is 78 years. On the south side of
Rolland Moore, we have forty (40) family units which currently house over 60 children aged 17
and under. The exposure to college -aged residents may not be perceived as 'healthy' by the
families of the children and may impact our community negatively.
3. We request a traffic calming (raised) crosswalk with signage in both directions across Rolland
Moore Drive. We are concerned about the increased traffic on the road. Please note that the
clubhouse for our community fronts Rolland Moore Drive on the south side of the road; our
senior residents use the clubhouse on a daily basis and are challenged crossing the road as it
is.
4. We are aware of the pet policy proposed for the project. We request dog bag stations be placed
at each side of Rolland Moore Drive at the border of the two properties. The maintenance of the
dog bag stations will be with the Campus Crest developer as CARE Housing does not allow
pets.
5. With respect to the drainage corridor on the northern border of the project, CARE Housing has
had discussions with the neighboring townhome communities that exist to the north and west of
our community. We request that the City of Fort Collins use this opportunity to obtain the
necessary easement(s) in order to keep the channel clear going forward. It is my understanding
that the neighboring land owners, along with CARE Housing, are willing to grant the easements
in exchange for the City's agreement to maintain the channel going forward.
If you have any questions on the above -listed points, please do not hesitate to contact me. Thank you
for your consideration.
Respectfully Submitted,
Mark Holmes
