neighbors will have the opportunity to talk "up close and personal" with the
developers and members of their design team about various aspects of the project.
It is my understanding that there will be multiple stations at the open house.
Members of the public that attend will be able to get more detailed information
about the revised PDP than could be presented at a neighborhood meeting. Also, it
is possible that revised PDP plans could be submitted to the City prior to the open
house and that would initiate a second round of development review.
Please let me know if and how I can be of further assistance.

Dear Mr. Olt,
I recently was forwarded your email of March 11, 2011 on the proposed project
known as "The Grove at Fort Collins, Project Development Plan - #16-10B and
associated Amended CSURF Centre for Advanced Technology, Overall Development
Plan - #16-10". Concerns have been raised in our neighborhood that the January
2011 neighborhood meeting was not sufficient for informing the neighborhood
about how The Grove will move forward as an ODP was not in place at that time.
We would request that a new neighborhood meeting occur after the new ODP is
submitted (and a new PDP if that occurs as well) so that the neighborhoods can
hear about altered/new development plans and respond to and/or question them.
In your email, it mentions an open house: "....an open house that the
developers, their design team, and IBE are planning to hold in the near future.
They intend to invite the neighbors and other interested parties to this open
house, presumably to be scheduled for late March or early April." We appreciate
an opportunity to hear what the developers, design team, and IBE have to say. I
would assume this is not an 'official' neighborhood information meeting and
would not take the place of such an informational gathering. If I am incorrect,
please let me know.

Gail,
The purpose of the neighborhood meeting on January 18, 2011 was to give the
developer & applicant the opportunity to present a new Overall Development Plan
(ODP) for CSURF Centre for Advanced Technology since the previously submitted
Amended CSURF Centre for Advanced Technology ODP (7/13/10) had been through the
City's development review process and was ultimately denied by City Council on
December 21, 2010. The need for a new ODP is because The Grove at Fort Collins,
Project Development Plan (PDP) must conform to an ODP of record. Due to a proposed
realignment of Rolland Moore Drive through the property and the elimination of a
Northerland Drive local street connection between Rolland Moore Drive and Gilgalad
Way it is necessary for a new ODP to be approved that would demonstrate conformance
with the PDP. I'm sure that this was stated at the January 18th neighborhood
meeting.
Staff had not planned to schedule another neighborhood meeting for a new ODP
because apparently there have been no substantive changes to their plan since the
last meeting. For your information, a new Amended CSURF Centre for Advanced
Technology ODP was just submitted this afternoon, March 30th. Based on this
submittal date the item will be discussed at a staff review meeting on Wednesday
morning, April 20th. The developer & applicant are willing to discuss the
possibility of holding another neighborhood meeting if there appears to be a
reasonable purpose for the meeting.
With regards to the proposed "open house" that will be facilitated by IBE, Campus
Crest and their design team, that is going to occur the evening of Wednesday, April
27th and will be held at the Hilton Hotel on West Prospect Road. At that open house
the developer will be presenting changes to the PDP that was submitted on December
3/31/2011
