In addition to this electronic PDF transmittal, I will also be delivering four (4) full-size hard copies to the CDNS offices later today. Please find the attached Larimer Canal No.2 relocation plans. This is a Ditch Company improvement project currently being finalized between CSURF (the land owner) and the Ladmer County Canal Irrigating Company. Per your letter dated 03.29.11, the primary purpose of the Larimer County Canal No. 2 is to provide raw irrigation water for agricultural uses. Therefore, Ditch Company improvements, such as this relocation, are exempt from Development Review per Section 5.1.2 of the City of Fort Collins Land Use Code (LUC). I am providing these plans merely as a courtesy and to ensure that all parties of interest are aware of the Ditch Company's intent to relocate the Larimer Canal No. 2. However, please take note that this relocation is entirely OFF -SITE of the proposed Grove at Fort Collins Project Development Plan (PDP). No portion of this work or private easement dedication falls within either the PDP or subdivision plat boundary for the Grove at Fort Collins. While we welcome the input of City Staff, any such feedback would strictly be advisory, as these improvements are not within the purview of the City LUC. Likewise, review and comments from City Staff are not required, and certainly would not be part of the Grove at Fort Collins project review.
