Proposed Addition
Please consider our CRT application as a 'phased' project as identified on the attached site sketch.
Our proposal is for a phased addition to the original building. Phase I will include the addition of a new
3-story, 40 unit student housing apartment with ground level connection to the existing NW stair/access
tower. This connection will provide courtyard amenities, community room etc. A landscaped walkway
and project access will be provided along the W property line as a buffer and pedestrian connection to
CSU. Parking will be reconfigured as necessary but upwards of 40% will be displaced. Total
construction build -out will be approximately 28,000-29,000 g.s.f..
Phase II will be construction of a new, 2 OR 3 story student housing apartment building consisting of
between 20 and 30 units. Total s.f. may range from 15,000 — 20,000 gsf. Additional parking will be
displaced thus limiting the Northern parking lot.
There will be a nominal increase in impervious surface due to the introduction of planting and
landscape areas; however, no new asphalt is required.

Our project location is 914 West Lake Street in Fort Collins. An existing 3-story wood framed
apartment building sits on the South portion of the 1.941 acre site in a uconfiguration. The building
permit is dated 1973. The remaining site is surface parking. Our boundary to the South is West Lake
Street, Parking and single family residences to the West, Summit Hall and the CSU campus abutting to
the North and a dense forest and CSU property on the East. The project is for CSU student housing.
Originally the property was parked with 135 cars. The floor area is 19,858 x 3 floors. Sewer, water and

For�t Collins CONCEPTUAL REVIEW:
APPLICATION
General Information
All proposed development projects begin with Conceptual Review. Anyone with a development idea can schedule a
Conceptual Review meeting to gel feedback on prospective development ideas. At this stage, the development idea does
not need to be finalized or professionally presented. However, a sketch plan and this application must be submitted to City
Staff prior to the Conceptual Review meeting. The more information you are able to provide, the better feedback you are
likely to get from the meeting. Please be aware that any information submitted may be considered a public record,
available for review by anyone who requests it, including the media.
Conceptual Reviews are scheduled on three Mondays per month. One half-hour meeting is allocated per applicant.
Please call the Community Development and Neighborhood Services Office at 221-6750 to schedule a Conceptual Review
meeting. Conceptual Review is a free service. Applications and sketch plans must be submitted to City Staff no
later than 5 pm, two Tuesdays prior to the meeting date. Application materials can be dropped off in person to 281 N
College Ave., emailed to Courtney Rippy at crippyaa fcgov com or faxed to (970)224-6134.
At Conceptual Review, you will meet with Staff from a number of City departments, such as Community Development and
Neighborhood Services (Zoning, Current Planning, and Development Review Engineering), Light and Power, Stormwater,
Water/Waste Water, Advance Planning (Long Range Planning and Transportation Planning) and Poudre Fire Authority.
Comments are offered by staff to assist you in preparing the detailed components of the project application. There is no
approval or denial of development proposals associated with Conceptual Review. At the meeting you will be presented
with a letter from staff, summarizing comments on your proposal.
