01/23/2013: Sheet HC1: City policies require a minimum of 35' between an intersection flowline
and the nearest parking stall. The two spaces closest to the Meldrum and Magnolia intersection
do meet the requirement. Please revise the dimensioning to reflect the distance from the
intersecting curbs as well. You can keep or remove the dimensioning from the crosswalk
striping.

01/23/2013: Removing and restripng the parking stalls on Magnolia typically will leave ghost
images of the old lines whether blasted or ground off (blasting is preferred due to reduced
pavement damage). If new stalls could be striped in those closed access locations without
removing the existing Magnolia parking stall striping, the City can allow wider stalls to fit in old
access locations. Benefits could be reduced costs, elimination of ghost lines and the reduced
aesthetics due to the ghost lines, and reduction/elimination of any pavement damage due to
striping removal. Existing striping could just be refreshed versus removed and redone. - No
mandates, just a suggestion.

discharged no exceptions, or you should tell them the permits that they have to petition for, the
way it is worded sounds like it is ok to have concrete wash water leave site. Sec 2.9 Udall is

1. Please address the red -lined comments on the construction drawings, the site plan and the
drainage letter.
2. There are several instances in the plans where I ask that the word 'floodplain' be changed to
'flood fringe and floodway'. The notes that say that a floodplain use permit will be required for
all work in the floodplain are technically incorrect. The entire site is within a floodplain, but most
of it is a moderate -risk floodplain. We don't require any permitting for work in the moderate risk
zone; thus my request to change the wording.

handled? No re -landscaping is shown in this area.
Consider some shade tolerant shrubs and possibly some small compact narrow evergreen or
deciduous trees to provide some vertical effect.
Coordinate any off site tree pruning or removal or re -landscaping with the adjacent property
owner for their review and approval.
