Subject: Cost Estimate for Interim Willox Improvements
Tim,
I've attached a spreadsheet showing the applicable cost responsibilities for properties in the Willox
corridor. We only used properties that were likely to redevelop within the next 10 years, based on advice
from Planning and Advance Planning. All properties were zoned UE, so development potential was
assumed to be uniform. Matt Baker's estimate for the street improvements, which included a saw cut,
addition of shoulders and overlay from the East edge of Arcadia, out to College Ave. was $198,348.10.
(Please note that this does not include any of the costs for the frontage improvements for the Arcadia
property). The Arcadia portion of the responsibility was determined to be $46,948.21, although, this
number could change depending on how far in the future the amount would be paid. It was calculated
using a proportion of the Arcadia parcel size to total likely developable acres in the corridor. As we told
you in our meeting previously, this cost could certainly be phased over the development, and the terms
would be clarified in the Development Agreement language. Please feel free to call with any questions or
concerns. I will send you an electronic copy of Matt's detailed estimate when he sends it to me.
