Be sure to indicate the re -distribution of the bike racks as indicated at the project review
meeting. ADDITIONAL BIKE RACKS HAVE BEEN ADDED AND DISTRIBUTED AT BOTH
THE PROPOSED AND EXISTING BUILDING ENTRANCES.
The west facing wall between the truck doors and the future phase two addition faces the
residential zone. Please consider adding masonry wainscot and horizontal reveals to create
shadowlines in order to soften the appearance of this wall. ADDITIONAL DESIGNED
DETAILS HAVE BEEN ADDED ALONG WITH LANDSCAPING TO SOFTEN THE
APPEARANCE OF THE WALL.
The landscape feature in the walkway that connects the parking lot to the public entrance
leaves only five feet per side for clear passage. Will this be enough space for bicyclists and
pedestrians to maneuver? Be sure to leave sufficient space to remove a bike from the rack
without blocking the walk. As is, it looks tight. ADJUSTED SOME OF THE OF THE BIKE
PARKING AREAS TO ACCOMMODATE ADDITIONAL MANEUVERING.
As the comments are minor, there are no redlines.

Comments from Current Planning:
The two CC light fixtures along the west property line adjoin residential properties zoned R-
L, Low Density Residential. In order to avoid any light trespass, these fixtures must be
equipped with the House Side Shield. A NOTE ON THE PROJECT DEVELOPMENT SITE
PLAN HAS BEEN ADDED.
Be sure that the three DD wall -mounted fixtures above the truck bays are described as
being fully shielded. A NOTE ON THE PROJECT DEVELOPMENT SITE PLAN HAS BEEN
ADDED.
As an industrial building in the Industrial zone, the site is not required to have a connecting
walkway between Lincoln Avenue and the public entrance. But, given the popularity of the
brewery and the number of visitors arriving by bike, please investigate the feasibility of
providing a walkway out to Lincoln. Perhaps the crusher fines garden path could be
extended south to the edge of pavement. This would have the benefit of separating bikes
and pedestrians from vehicles at the parking lot entry. A FUTURE LINCOLN AVENUE
WALK CONNECTION IS SHOWN ON THE PROJECT DEVELOPMENT SITE PLAN.
FINAL ALIGNMENT TO BE CONFIRMED ON FDP AS IT RELATES TO THE AGREED
UPON LINCOLN AVENEU STREET SECTION.
Please label the crusher fines garden path to the Landscape Plan and to the Drainage and
Grading Plans. FUTURE LINCOLN AVENUE WALK CONNECTION IS LABELED. SEE
NOTE ABOVE.
On sheet 2 of the Landscape Plan, be sure to update the cross-section details to reflect the
higher berm as indicated at the public hearing for the setback modification. THE CROSS-
SECTION DETAILS REFLECT THE BERM HEIGHT APPROVED AT THE SET BACK

Traffic Impact Memo Info has a statement about daily trips for truck traffic. Please clarify if
that is 10 daily trips for Semi's and 10 additional daily trips for delivery trucks, or if that is 10
total trips from semi's and delivery trucks.

well as the orifice release rate for the sizing of the volume required. Discussions are
needed to determine if this will be allowed or if just the .29 cfs release rate from the outlet
structure can be used to size the volume required in the pond.
FOLLOW-UP DISCUSSIONS WITH THE STORMWATER UTILITY CONCLUDED THAT
POND 1 WILL PROVIDE AS MUCH VOLUME AS POSSIBLE USING ONLY THE ORIFICE
RELEASE BEFORE UTILIZING INFILTRATION RELEASE.

The second is to close the existing driveway and take all access off the new driveway.
Traffic Engineering would consider this option provided that the new driveway does not
conflict with the existing driveway on the south side of Lincoln. If you choose to pursue this
option, please show the existing driveway on the south side of Lincoln and update the
variance request evaluating the separation distance and safety concerns between them in
addition to the separation distance between the new driveway and Third St. Traffic will
evaluate the new request and make a determination based on the new information.
The third option is to take access off Buckingham to the north. This would not trigger any
improvements to Buckingham itself and would only require an access easement through the
northern Odell property. While none of the options discussed here are listed in any
preferential order, this last option may be the better one for your clients in the long term.
With all access restricted to right in, right out along Lincoln, having a second point of access
to the north may be a good thing for Odell's overall circulation. It may also solve any
emergency access requirements PFA might have.
Speaking of PFA, please be sure to discuss emergency access requirements directly with
them. I do not know what those might be and can not speak for that department.

[8/12/08] This development is responsible for the design and construction of Lincoln
Avenue to a 4 lane arterial as identified on the Master Street Plan plus an additional 1000' of
preliminary design on either side of the property. The city would consider taking cash in lieu
of actually constructing the road improvements depending on the timing of the Fort Collins
Brewery development on the northwest corner of Lincoln and Lemay. It all.depends on the
timing of the two projects and what makes the most sense.

[8/12/08] The variance request for driveway spacing was denied for the following reasons...
Lincoln Avenue is called out as a 4 lane arterial on the Master Street Plan and as
development occurs, each property owner is responsible for the design and construction of
their frontage to bring it up to standard. The ultimate cross section includes a median to
restrict the left turn movements along the street making the current driveways right in, right
out only in the future. In addition, we will be consolidating as many of the existing accesses
as possible and will not be allowing additional drive cuts to the properties fronting Lincoln.
This particular area is going through some major changes in the near future and the new
developments coming in will bring more and more traffic. More traffic, bigger streets and
higher traveling speeds mean a greater potential for accidents.
With that said, Traffic was not inclined to grant an additional access point to this project.
However, we discussed a few options that your clients may wish to explore.
The first option is to take all access off the existing drive and construct a drive around the
north side of the building within the proposed access easement that will connect to the new
parking lot.
