College Ave. PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax (cgov. com/currentplanning February 11, 2009 On Thursday, February 26, 2009, at 5:30 p.m., in conference room A of 281 North College Avenue, Fort Collins, Colorado, the City of Fort Collins Hearing Officer will conduct a public hearing to consider a development proposal in your neighborhood. The project is referred to as Odell's Brewery Expansion — Major Amendment, #21-08. The project consists of expanding all aspects of the brewery by constructing a building addition along the west side of the existing building. The total expansion would contain 30,211 square feet and would be done in two separate phases. Phase One would include new fermentation tanks, cooler, warehouse and shipping dock and consist of 23,651 square feet. Phase Two would be for a new brew house and fermentation tanks and consist of 6,560 square feet. In addition, a new visitor parking lot for 76 spaces would be constructed on the west side of the property and served by a new driveway entrance along East Lincoln Avenue. Bicycle parking for 40 bikes would also be provided. The existing east parking lot would be reserved for employees. The City Current Planning Staff and the Hearing Officer consider your interest and input in this matter, as well as your neighbor's input, an important part of the City's review of this proposal. If you are unable to attend, written comments are welcome. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
