Shear Subject: Re: Old Town North Second Filing (Sunterrace Townhomes) - Traffic Impact Study Hi Cody, We will not require an updated TIS for this change. Single family homes tend to generate more traffic than townhomes do. So, while the actual number of dwelling units may be increasing slightly, the actual trip generation would not be expected to change noticeably. Good luck with your project. Let me know if you need anything else from me. Sincerely, Joe Olson, P.E. Traffic Engineer City of Fort Collins >>> "Cody Geisendorfer'<cgeisendorferOshearengineering.com> 6/29/2009 2:26 PM >>> Project No: 1646-01-98; Old Town North Second Filing (Being a replat of Blocks 6 and 9, Old Town North and a portion of Tract "E" Replat of Evergreen Park); Ft. Collins Client: Client: Sunterrace Townhomes, LLC Mr. Joe Olson, As you may or may not know, we are about to submit for the last round of review for the Sunterrace Townhomes project for PDP. Sunterrace Townhomes is a small portion of the original Old Town North development. The major change to the project is that the 12 single family lots on Block 9 are now being replatted into 4 — 6plex townhomes (24 dwelling units). This would increase the # of dwelling units in Old Town North from 253 dwelling units to 265 dwelling units. In March of this year, we had spoken with Matt Wempe, and due to a misunderstanding, it was thought that the TIS would not be required for this project. We recently found out that Matt was actually saying that the TIS did not need to be updated for the Pedestrian level of service portion only. Matt referred us to you to determine if an update to the TIS will be required. The original TIS is attached. I have also included a site plan for Sunterrace and the original Old Town North. Please review and let us know if an update to the TIS is required. Thanks, Cody Geisendorfer, PE Shear Engineering Corporation Civil and Structural Engineering 4836 S. College Ave. Suite 12 Ft.
