Dear Resident/Property Owner: July 22, 2009
On Monday, August 10, 2009, at 5:00 p.m., in conference room A, 281 North
College Avenue, Fort Collins, Colorado, the City of Fort Collins Current Planning
Department will conduct a public hearing to consider a re -development proposal
in your neighborhood. The project is referred to as Old Town North —
Sunterrace Townhomes, Major Amendment and Replat, #16-09.
Old Town North is an approved project located east of North College Avenue and
north of East Vine Drive. The current request is for a Major Amendment to
Blocks Two, Six, Seven and Nine.
As proposed, the amendment consists of replatting Old Town North and
amending the Final Plan to increase the number of dwelling units by 13 units
from 43 to 56. In addition, 16 new, alley -loaded, garage parking spaces are
added to replace surface parking in Alley O.
The primary area of change is on Block Nine which would increase from 11
single family detached dwellings to 24 zero lot line, single family, attached
dwellings for a gain of 13 units.
The amended plan would consist of placing four six-plex structures (24 units) in
the portion of Block Nine that is currently platted for 11 single family lots. This
block is located north of Cajetan Street and west of Redwood Street. The
changes to Blocks Two and Seven are to adjust the side lot lines and change to
a new architectural style. Block Six is a reconfigured stormwater detention pond.
The list of affected property owners for this public meeting is derived from the
Larimer County Assessor. Because of the lag time between occupancy and
record keeping, or because of rental situations, some property owners may have
been missed. Please feel free to notify your neighbor of this pending meeting so
all neighbors may have the opportunity to attend.
