[7/14/09] Reminder Comment.
[6/19/09] The proposed 3:1 side slopes for the detention pond will be granted as a variance
This is due to the pond being temporary. Extra language will be added in the Development
Agreement to ensure that the pond is built exactly as designed. Any slopes steeper than 3
to 1 will not be allowed and will have to be rebuilt in the field.
R. Acknowledged.

R. Plat items have been addressed and the boundary and legal now close.

[7/21/09] This project may go to hearing provided that the remaining row and dedication
issues are addressed in Final Compliance.
R. Thank You. A meeting was held between Ted Shepard, Sheri Langenberger, Monica
Sweers, and Cody Geisendorfer on July 22itl to discuss right-of-way vacations and
dedications. As a result of the meeting, Alley M will no longer be vacated and will
remain as dedicated on the original Old Town North plat. It was also determined that
no right-of-way needs to be dedicated for Redwood Street due to right-of-way already
dedicated. A small portion of existing Redwood right-of-way will need to be vacated
within the boundaries of the replat. The vacation application was submitted on July
2-0". The plat and plans now match.
Topic: Landscape Plan
Number: 48 Created: 5/3/2009
[7/21/09] (6/12/09] [5/3/09] (FC) It might help the scannability/legibility of the plan sheet if
you removed all contours and perhaps only showed the contours around the drainage pond
and the Lake Canal drainage areas. We can talk about this more in Final Compliance.
BHA Response O
turned off.
Topic: Plat

(7/21/09] [6/12109] The previous row to be vacated needs to be shown as "Vacated by
Council, reception #....... Please see Technical Services for exact wording and
requirements.
R. The vacated portion of Redwood right-of-way now shows a "Vacated by Council,
reception #" note.

[7/21/09] [6/22/09] Please show the neighboring property boundaries and label adjoining
properties.
R. Acknowledged.
Topic: Utility Plan
Number: 14 Created: 4/28/2009
[7/21/09] Just keeping this comment alive through Final [6/12/09] [4/28/09] Sheet 5 - (FC)
Please see LCUASS 25.5.2 for street repair requirements and adjust the approximate limits
of street cut accordingly. There are a couple of options with the best one to keep the project
costs down being this: Continue to show the full depth street patches in the locations shown
and do a mill and overlay from the outer edge of first cut to the outer edge of the last cut.
This way you won't have to do a full depth street patch for the entire section and still satisfy
the requirements in 25.5.2. We can talk about this more in FC so don't worry about
adjusting your design before going to public hearing ... we just like to give you an early heads
up on this so you can plan your project's true costs in as soon as possible.
R. Acknowledged. At Cajetan Street we represent a mill and overlay from the outer edge
of first cut to the outer edge of the last cut on the Master Improvements Plan. Please
reference Master Improvements Plan Construction Note No. 13.

[7/21/09) (6/12/09] [4/28/09] (FC) Groundwater was found within 5 feet of the existing
surface which then requires a Subsurface Water Investigation Report. Please see 5.6.1 of
LCUASS and submit the report with the next round of review. This will need to be
addressed prior to public hearing only if basements are proposed, otherwise, this
requirement can wait until Final Compliance (FC).
R. Basements are not proposed with this Development. A Subsurface Water Investigation
Report will be provided at Final Compliance.
Number: 68 Created: 6/22/2009
[7/21/09] The area in questions has been incorrectly called out as an easement. The
corner triangles at the alley intersection are to be dedicated as row. Please refer to drawing
803.
[6/22/09) Please dedicate the alley row as shown in drawing 803 from LCUASS.
R. The alley site distance triangles are now dedicated as right-of-way as requested.
Number: 72 Created: 7/21/2009
[7/21/09] From Technical Services:
1. Boundary and legal do not close.
2. Legal and boundary do not match. See redlines.
3. Minor scanning issues on the plat.
4. We have found a Deed of Dedication Reception # 20060034597 for row. This may
change your outer boundary.
