Number: 92 Created: 10/6/2009 [10/6/09] Please adjust your line weights so that proposed = dark and existing = light. Number: 93 Created: 10/6/2009 [1016/09] Sheet 6 - remove all pavement design notes. The pavement design is submitted separately and must be approved prior to constructing the street. Number: 94 Created: 10/6/2009 [10/6/09] Sheet 14 - will need some sort of erosion control at the end of Redwood's curb and gutter. Please look at the grading to the bike path and make sure that the drainage isn't directed over it. Number: 95 Created: 10/6/2009 [10/6/09] Sheet 16 - Please label all private details as "private" or "on site". Please remove detail 709 and provide Stormwater's detail D10, 11, 12, or 13, whichever applies. Please add details 1601 and 1604. Topic: Site Plan Number: 88 Created: 10/6/2009 [10/6/09] Please adjust your line weights so that proposed = dark and existing = light. Number: 89 Created: 10/6/2009 [10/6/09] Please see Appendix E6 for all scanning requirements and bring the plan set up to standard. Topic: Utility Plan Number: 14 Created: 4/28/2009 [9/30/09] Please identify all street cuts (see the earlier comment below) and add the street cut note: Limits of street cut are approximate. Final limits are to be determined in the field by the City Engineering Inspector. All repairs to be in accordance with City street repair standards. [7/21/09] Just keeping this comment alive through Final [6/12/09] [4/28/09] Sheet 5 - (FC) Please see LCUASS 25.5.2 for street repair requirements and adjust the approximate limits of street cut accordingly. There are a couple of options with the best one to keep the project costs down being this: Continue to show the full depth street patches in the locations shown and do a mill and overlay from the outer edge of first cut to the outer edge of the last cut. This way you won't have to do a full depth street patch for the entire section and still satisfy the requirements in 25.5.2. We can talk about this more in FC so don't worry about adjusting your design before going to public hearing ... we just like to give you an early heads up on this so you can plan your project's true costs in as soon as possible. Number: 83 Created: 9/30/2009 19/30/091 Scannability and legibility continue to be a problem with the plan set. Please see Appendix E6 or see Tech Services directly. Number: 84 Created: 9/30/2009 [9/30/09] The Lake Canal Company is shown as signing the plat. They will need to sign the utility plan set as well as the landscape plan if proposing grading or landscaping within their easement or buffer. Number: 85 Created: 9/30/2009 [9/30/09] This project is responsible for the design and construction of the street frontage along the property boundary. All areas left unbuilt along your frontage for the future will need to be escrowed with cash plus a 25% contingency in lieu of construction. An estimate for our review and approval of the unconstructed areas must be submitted and the dollar amount (plus the 25% in contingency) must be provided in cash prior to the first building permit. We will put this in the development agreement at the time of writing. Number: 86 Created: 9/30/2009 [9/30/09] The utility plan is very difficult to read due to scanning and legibility issues. Existing and proposed construction is shown in the same light lineweights and its difficult to determine what is actually proposed versus existing improvements (please show existing using greyscale and proposed as dark lineweights). Department: Engineering Issue Contact: Susan Joy Topic: General Number: 10 Created: 4/28/2009 [9/30/09] Please provide a copy of the Subsurface Water Investigation Report. [7/21/09] [6/12/09] [4/28/09] (FC) Groundwater was found within 5 feet of the existing surface which then requires a Subsurface Water Investigation Report. Please see 5.6.1 of LCUASS and submit the report with the next round of review. This will need to be addressed prior to public hearing only if basements are proposed, otherwise, this requirement can wait until Final Compliance (FC). Topic: Landscape Plan Number: 48 Created: 5/3/2009 [9/30/09] Scannability and legibility continue to be a problem with the plan set. Please see Appendix E6 or see Tech Services directly. [7/21/09] (6/12/09] [5/3/09] (FC) It might help the scannability/legibility of the plan sheet if you removed all contours and perhaps only showed the contours around the drainage pond and the Lake Canal drainage areas. We can talk about this more in Final Compliance :) Number: 90 Created: 10/6/2009 [10/6/09] Please see Appendix E6 for all scanning requirements and bring the plan set up to standard. Number: 91 Created: 10/6/2009 [10/6/09] Please adjust your line weights so that proposed = dark and existing = light. Topic: Plat Number: 51 Created: 6/12/2009 [9/30/09] Just carrying this comment forward. It may need to be labeled as "Ordinance xx" instead of variance. [7/21/09] [6/12/09] The previous row to be vacated needs to be shown as "Vacated by Council, reception #....". Please see Technical Services for exact wording and requirements. Page 1
