RE: Administrative Extension — Rigden Farm Filing No. 13
Sherry,
This letter is being presented to request an Administrative Extension for public improvements
construction at Rigden Farm Filing No. 18 (also known as New Dawn Fort Collins). As you know, the
deadline to lose current plan approval will occur on February 18, 2013 and the deadline to request the
extension is January 18, 2013.
The construction plans for the improvements associated with the site were approved on February 18,
2010. Since then, no construction has commenced on any improvement. The owners would now like to
continue forward and complete the project and all public improvements in 2013 per the approved plans.
The proposed project is to be an assisted living facility comprised of three separate buildings and
associated parking. One access point into the site is proposed to be off of Kansas Drive. Sidewalk and
landscaping improvements are proposed along the entire property frontage along Kansas Drive and
Limon Drive.

I received your request for a one-year Administrative Extension for the Rigden Farm Filing No.13
on Friday, January 4, 2013. This is the first Administrative Extension requested for this approved
development.
We have reviewed the approved plans of Rigden Farm Filing No.13 and find that the plans are in
compliance with all applicable General Development Standards of Article 3 and the M-M-N Zone
District Standards of Article 4 of the City's Land Use Code. As a result, I am approving a one-
year Administrative Extension for Rigden Farm Filing No.13 until February 8, 2014. (Please note
that the approval date on the plat is February 8, 2010 — rather than February 18, 2010 as the
extension letter indicates). One additional Administrative Extension may be requested for one
year, after which, any additional extensions must be granted by the Planning and Zoning Board.
