Staff has reviewed your submittal for CHRIST CENTER COMMUNITY CHURCH
REZONING - TYPE II, and we offer the following comments:

[8/13/09] The existing zoning map shows this property as Low Density Residential (RL).
The RL District is intended for existing predominantly single-family residential development
areas. While the church buildings reflect existing development, the eastern portion of the
property is vacant.

[8/13/09] The City Structure Plan map shows this property as Low Density Mixed -Use
Neighborhoods (LMN). The intent of the LMN District is to be a setting of predominance of
low density housing combined with complementary and supporting land uses that serve a
neighborhood. The proposed rezoning is supported by the Structure Plan land use
designation.

[8/11/09] Although there are no Light & Power objections to rezoning, there are impacts
relative to electric service to new development of the site. A portion of the Light & Power
development charges for the site were paid at the time the church was developed. Other
electric development charges as well as costs to modify the electric system will apply
relative to re -development that is a deviation to the previous church overall development
plan.
