Subject: Input for Ted Shepard on Christ Center Rezoning
Hi Ted:
I received your notice but will not be able to attend the August 24 meeting
Monday night.
However, I would like to provide input as one of the affected neighbors.
Due to the traffic congestion on Drake Ave, especially at the Lemay
intersection, it is imperative that a condition of this addition of several
hundred cars be that a right turn lane be added to Drake (going West) at
Lemay (going north)
Each morning from 7:30am until 8:30, this lane backs up with cars both
going straight and people trying to turn right.
Since there is NO right turn lane, 10-20 cars line up, and have to wait for
the light to turn green and the first few drivers going straight get
through the intersection before anyone can turn right. This situation is
repeated at 4:30pm-5:30pm in the afternoon.
Given the added traffic induced by this rezoning, the situation will
deterioriate further, making this intersection completely deficient and
inadequate in its ability to handle the additional traffic with the current
traffic congestion.
My inspection of the intersection suggests there would be sufficient room
to put in a right turn lane.
I request that as a condition for approval of this rezoning and significant
increase in traffic, that this right turn lane be required to be paid for
and put in by those propsing the rezoning.
This will be a very lucrative and highly profitable rezoning so the church
should have adequate profits to draw upon to put in this right turn lane.
Their development will impact hundreds of households in the surrounding
area.
While this rezoning represents the type of infill that is desirable to
reduce future sprawl, the infrastructure necessary to accomodate this
infill needs to be put in place.
