College Avenue PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov. com/currentplanning Dear Resident/Property Owner: August 11, 2011 On Wednesday, August 24, 2011, from 4:00 to 6:00 p.m., in the Ben Delatour Community Room at the Poudre River Main Public Library, 201 Peterson Street, Fort Collins, Colorado, the City of Fort Collins Current Planning Department will conduct a neighborhood information meeting to discuss a development proposal in your neighborhood. The project is referred to as 220 East Olive Street - Addition of a Permitted Use for Light Industrial and Project Development Plan. As proposed, the project consists of converting the existing vacant building at 220 East Olive Street into any one of the following uses: micro -brewery, micro - winery, or micro -distillery. All of these uses are classified by the City's Land Use Code as light industrial. The existing building was constructed in 1955, contains 12,162 square feet, and includes overhead garage doors on the south side along East Olive Street. There have a been a variety of uses in the building including Vipont Labs, City of Fort Collins Office Buildings and a Software Engineering firm. The west property line is along the alley and is also the boundary line between the Downtown zone and the N-C-B zone. The lot measures 90' x 140' for a total of 12,600 square feet. The building's interior would be converted and fagade improvements are planned, The site is zoned N-C-B, Neighborhood Conservation Buffer. This zone normally does not allow Light Industrial as a permitted use. The Zoning Code, however, allows for the Addition of a Permitted Use process for specific uses for ultimate consideration by the Planning and Zoning Board. This is not a rezoning request. The purpose of the meeting is to allow any interested party to comment on this proposal prior to the Planning and Zoning Board hearing.
