08/18/2011: No problem with the use. However, per Sec. 1.3.4(B) of the Land Use Code,
the P&Z Board may add the use IN CONJUNCTION WITH a development plan. This
wouldn't qualify as a minor amendment, so it would be a Type 2. 1 didn't see a PDP
application with this.
Be sure and return all of your redlined plans when you re -submit.
If you have any questions regarding these issues or any other issues related to this project, please
feel free to contact me at 970-221-6343.
Sincerely,
Ted Shepard

08/23/2011: No comments specific to the addition of a permitted use application.
Comments will be made specific to a development plan review. Please note an inaccuracy
however in the narrative for the 'Request for Addition of Permitted Use" the "Enhanced
Street Parking" section. This section makes mention of the owner being "willing to
eliminate the current private parking on the Olive Street side of the property..." The parking
along Olive Street is not private property, it is located fully within City right-of-way. The
abutting property owner should not construe that these parking spaces are private.

08/23/2011: PFA has no comments or concerns regarding the addition of a permitted use.
However, when a development project is submitted, the proposed structure must meet
general PFA requirements for emergency vehicle access, water supply and addressing,
as well as specific requirements related to the type(s) of occupancy.
