annexation, please note that the Larimer Canal is surrounded by what the City classifies
as "riparian forest." Any future development plans for this site would need to adhere to
3.4.1 of the Land Use Code, providing approximately at 50' buffer around these riparian

Attachment "C", Attorney Certification completed and signed as soon as possible.

the property owner could get them better legal descriptions. The ones on the Annexation
Maps have some abbreviations in them that can't be figured out.
