Dear Resident or Property Owner:
On Thursday, April 19, 2012, at 6:00 p.m., at City Hall, 300 LaPorte Avenue, Fort
Collins, Colorado, the Fort Collins Planning and Zoning Board will conduct a public
hearing on two annexation and zoning proposals commonly known as Wild Plum Farm
Annexation and Zoning No. 1 and No. 2- ANX110001, ANX110002.
Wild Plum Farm Annexation No. 1 is a request for voluntary annexation and zoning of
approximately 0.64 acres located on the east side of North Taft Hill Road, approximately
1,750 feet north of West Vine Drive. The property is developed and is in the FA -
Farming District in Larimer County. The requested zoning for this annexation is U-E —
Urban Estate, which is in conformance with the City's Structure Plan.
Wild Plum Farm Annexation No. 2 is a request for voluntary annexation and zoning of
approximately is a request to annex and zone 3.82 acres located on the east side of
North Taft Hill Road, approximately 1,750 feet north of West Vine Drive. The property is
developed and is in the FA - Farming District in Larimer County. The requested zoning
for this annexation is U-E — Urban Estate, which is also in conformance with the City's
Structure Plan.
The properties are located within the Fort Collins Urban Growth Area (UGA). According
to policies and agreements between the City of Fort Collins and Larimer County
contained in the Intergovernmental Agreement for the Fort Collins Urban Growth Area,
the City will agree to consider annexation of property in the UGA when the property is
eligible for annexation according to State law. Due to the concurrency of Wild Plum
Annexations No. 1 and No. 2, both properties will have the required 1/6 contiguity to
existing City limits. Additionally, it is important to note that both annexations are 100%
voluntary on the part of the property owner.
The list of affected property owners for this public hearing is derived from official records
of the Larimer County Assessor. Because of the lag time between home occupancy and
record keeping, or because of rental situations, a few affected property owners may
have been missed. If you have any questions regarding these two annexations, please
call our office at 970-221-6750.
Sincerely,
C
