Dear Ms. Cook and City Officials,
The residents and homeowners of Deines, Smith, Parker, and Whedbee submit this
petition of 39 signatures to oppose the proposed expansion of 516 Deines Ct. into an
Extra Occupancy Boarding House.
We believe this change would negatively impact neighborhood safety, traffic, noise,
crime, and quality of life. We also submit that the development would not be in harmony
with the surrounding neighborhood. As Fort Collins residents, some of whom have lived
here 50 years, we believe we know the neighborhood well. We are proud of it and want
to preserve it.
This is a small cul-de-sac with a narrow street and little parking. We have children at
both ends of the street. Any vehicle entering the cul-de-sac must turn around at the end
and drive back out the same way, essentially doubling traffic vs. a regular street. This
increases the safety hazard.
We request the city conduct a traffic study of the development, instead of waiving this
procedure, as was decided at the 3/21 Staff Review Meeting. The safety effects of extra
vehicles (plus friends and acquaintances) will be detrimental.
We also request that an independent party conduct a physical survey of 516 Deines.
The reason is that we have seen several discrepancies in measurements submitted by the
developer vs. those made by the city.
An accurate evaluation of the impact of adding 4 parking spaces to a tiny yard cannot be
made without a physical survey. Additionally, the proposed pavement developments are
very close to the property line of an adjacent homeowner. There are storm water and
drainage issues that need assessment.
Every home on Deines Court is resided in by single families. There is one rental, but it
is a single family of two persons. To my knowledge, no other house on the street has
more than 3 inhabitants. Adding a boarding house to this street would seriously disrupt
the character and harmony of the neighborhood. We are fine with a normal 3 person
rental, but a 5 person boarding house is unnecessary.
City Officials, we respectfully ask that you consider these points and review the
attached petition.
Ms. Cook, we ask that you do so as well. We also invite you to hold a meeting with the
neighborhood as you suggested you would in your PDP application. In the coming days
we will submit more points to support our position. We will also submit letters from
individual residents.
