The purpose of this message is to avoid confusion and stay consistent with our
internal D.T.S.
This project is under new ownership since the public hearing of May 11, 2005.
The old owner was Kevin Frazier and he referred to the project as the "Frazier
Subdivision."
The new owner is Jeff Evans and he would like to refer to it as "Observatory Park
Subdivision."
Under the D.T.S., however, the project is logged in as "800, 808 and 814 W.
Prospect Road Expanded Condo Project."
Please note that there is already an existing "Observatory Heights Subdivision"
and we will make the comment that "Observatory Park" is a duplicate.
Also please note that the new applicant has indicated that the project will now
consist of apartments, not condos.
Due to the change in ownership and the proposed name change and the desire
to keep the D.T.S. consistent, this project will be routed under the following title:
"8009 8089 814 W. Prospect Rd. — Mixed -Use Final Compliance - #41-02B"

Subject: Coverage
Here are some coverage notes:
1. Front Range Village - Replat -We have expeditiously set the hearing for Wednesday, August 1st at
4:00 p.m. The letters are being stuffed. About 2,462 names. That is also the day the comments are due.
Comments, if any, will come from Engineering. Now, here is the problem - I just lost my Word connection
to the local network about 10 minutes ago. I tried re -booting about 4 times and still can't get in. My plan
was to take Timberline Center Lot 14 Replat and use as a template. So, please explain to Joe F. (Hearing
Officer) that we have a glitch. Unless someone can crank a Replat Memo, he will have neither a Staff
Report or Planner. This is not up to my standards but I guess this is what happens when we do rush jobs.
The basic information is contained within the A.P.O. letter.
2. Wednesday Project Review - Fox Meadows Business Park Tract B for Primrose School and Multi -
tenant Office Building. This is the third version of tenant mix with each having been reviewed thoroughly.
There should be no significant new issues. This is second round of Final. Ready for mylars?
3. 800-814 West Prospect - Applicant is calling it "Observatory Park." Since this would totally confuse our
system, we are sticking with the old name for now. He can market it as whatever he wants. Village
Homes is aware this. Applicant is Jeff Evans, a unique individual who is quietly effective, despite first
impressions, at getting problems solved. For example, he finally got an easement through Farmhouse
Frat for utilities and bike and ped access. That was the condition of approval. A little different program
but basically the same. This is first round Final Compliance and will likely need another round.
4. Wednesday, July 25th - Dry Creek Replat - First round of Final Compliance - mostly engineering
issues.
5. Front Range Village Minor Amendment Number Two - dependent on the Replat. My comments are
with Toys/Babies R Us. Architect has sent a pdf with proposed additions to the east elevation. Revisions
are acceptable - just add three more wall -mounted light fixtures to complete the east facade for symmetry.
With that, just submit a full size color rendition and they should be good to go.
On a personal note, my Father-in-law was taken to PVH by ambulance this afternoon, ironically at the
same time I was on a conference call with PVH, BHA and Dean Barber. So far, we think its a major
bladder infection but who knows. As a result, Paula will be staying behind and catch up with us in Chicago
hopefully later in the week. Hectic day.
