Project Description: This is a request for a mixed -use project for the Second Filing of the Bucking
Horse Overall Development Plan. The project contains 68 single family dwellings
on 85.33 acres and is bounded by Nancy Gray Avenue on the north, West Drake
Road to the south, the Great Western Railroad on the east, and the existing
Cargill Specialty Canola Oil Plant on the west. The parcel is zoned LMN - Low
Density Mixed -Use Neighborhood, and UE - Urban Estate.

of the sewer lines may be necessary.

need to be developed to indicate how the wetlands will be installed and monitored to ensure
success. This document will be attached to the development agreement. A letter of credit to
ensure the wetlands can be replaced will be required. As indicated during the 11/30/12
meeting, Cedar Creek Associates will prepare a mitigation estimate for what it would cost to
recreate the Nancy Gray wetland, should the success criteria not be met.
Based on our meeting on 11/30/12, 1 can also begin to work on DA language. Once the
Development Agreement is finalized, we can release the security provided as a part of the
Bucking Horse Filing No. One.

this document like a Transportation Impact Study. Please remove the Draft watermark. Also,
the Plan indicates both manure management and composting. It is unclear whether or not
composting will take place onsite or if manure will be hauled off -site for composting. The Plan
mentions maximum height of pile, roofing, gutters, downspouts, 2-4% gradient, filter strip and
landscaping. These details should be prescribed on the final documents so there is a clear
expectation as to how this activity will be conducted.
