I passed this by Polly Lauridsen of Code Compliance which oversees the Muni. Code section regarding the 40% limit of parking in the front yard. She is ok with it as long as 60% is retained of organic matter. I still need to pass this by Engineering. Deb will have to have it drawn up with more specifics including contoured property line, sidewalk, etc. We should recalculate based on that copy to make sure she has at least 600 organic yard. Oops..forgot to send the attached in color! I've looked at your plan and have redrew lines with yellow to show where the concrete would lie. The first thing you'll note is my suggestion of beginning the width of the driveway further to the west up to the property line. The 2' or so of grass area from the existing driveway to the west property isn't being utilized and will place all the organic area in the front yard to one area. On street parking would be a wash in that the extra 2' eliminated on the west side picks up 2' on the east side. I've also created dashed line as we would prefer to see the 3rd and 4th veh. spaces squared off at the front to keep vehicles as far way from the sidewalk as possible. 1
