Good Afternoon -
Yesterday, I re -measured this front yard and have attached two versions of driveway expansions, with
the exact front yard measurements.
Could you please informally comment on which version zoning would prefer? I am fine with version
"A", as long as the city is ok with my new driveway being 39.3% of the front yard. Version " B" is one
less percent of the total area.
As soon as I hear from you, I will proceed with the Type 1 Hearing process.

Based on this information the applicant is now able to submit a complete Project Development Plan
package for an extra occupancy rental house for 5 tenants. The request must go through the
Administrative (Type 1) review process, with a Hearing Officer being the ultimate decision maker. A
submittal appointment should be made with the Development Review Center (970-416-2740) when
ready.
The applicant must complete the Development Review Application and the Transportation Development
Review Application as part of the submittal package. Development review fees must accompany the
submittal.

Deb, I believe we prefer "B". However, due to possible neighborhood opposition we believe your site plan needs
to be professionally prepared which needs to show the front of the house, property lines, organic and paved
areas, sidewalk, etc. The engineer or surveyor should do all calculations to provide the ratio so that if your
challenged as to the numbers a licensed land engineer's testimony will hold up much better than your
calculations. In addition, this should be done because of the unusually dimensioned lot. You do understand that
the max. 40% vehicle driveways include not just the newly proposed but what's already there?

One other thing I forgot to add is that I had not thought through the logistics for a
neighborhood meeting. The APO labels are going to cost around $350, so I am going to pass on
that meeting. I wouldn't mind contacting the people in the immediate vicinity, but within 800
feet seems like too much. Is it inappropriate for me to arrange a more intimate meeting? Yes,
that would be appropriate and acceptable. I was thinking for the houses within 50 feet of 516
Deines Court. When you say houses within 50 feet of Deines Court, what do you mean? It is
important to make at least all properties within the block bounded by Smith Place, East
Prospect Road, Parker Street and Whedbee Street aware of your proposal. These are
potentially the most affected properties. This means notifying at a distance of about 100
feet to 350 feet from your property. When you submit your Project Development Plan
request your required Affected Property Owners list must include these properties.

Can I submit my development application packet forms/fees prior to owning this house? Yes,
you can. By signing the Certification at the bottom of page 1 of the Development Review
Application Form you are certifying that you are acting with the knowledge, consent, and
authority of the owners of the real property. I will close in two weeks, March 6. All things
