Catamount Properties 2 2/15/2012
1305 S. Shields Street
In our opinion, the shed roof pop out as seen on the front elevation appears to be a closet
addition that occurred during the 2"d addition to the East. Visual observations of drywall
insulation, and vintage of framing members were all signs and or indicators of the
subsequent additions.
In conclusion, the current residential structure appears to have three significant additions
to the original square 2-story 1920's structure as sketched in the attached plan. These
three additions appear to all be done at various times based on the vintage and types of
materials used and are as follows;
• 2-story addition to the South creating the kitchen and additional bedroom above.
• 1 story addition to the East creating the dining room, family room, entry, and also
creating the shed roof closet addition on the 2"d floor.
• Two single car garage additions to the West.
Please contact our office if you have any questions regarding our opinions, and or if you
have any additional concAns. /1

At your request, a representative of our office visited the subject structure on February
3rd, 2012 accompanied by yourself. The -purpose for this visual review of the structure
was to obtain general information describing the modifications and additions td.the
original farmhouse structure that we believe was built in the early 1920's.
Visual observations in the basement and crawlspace reveal in our opinion two additions
and remodels added on to the original square 2-story farmhouse structure. This
information was gleaned by comparing original full dimension rough sawn joists to. a
lesser vintage of a smooth sanded dimensional joist system. Comparing varying decking
boards used on the main floor, as viewed from, below, also was an indicator of the various
additions that occurred over time.
Based on these observations in the basement and crawlspace it appears that the original
square 1920's farmhouse roughly exists in the Northwest corner of the residence, with its
original fireplace flue on the South end. An addition was then added to the South
creating the -current kitchen space, and possibly the patio to the West. Years later around
1960 the 2"d addition was added to the East creating the current living room, dining room,
and entry. Also, at some later point in time two garage extensions were also added to the
West for the 3rd and possibly 4a' addition.
Now having a general understanding of the construction and sequence.of remodels on the
main level, this will then help us understand the 2°d floor layout.
The original structure has a set of stairs leading to the 2nd floor and to two bedrooms.
The North bedroom and bath appear to be founded over the original structure, and the
bedroom to the south sits over the kitchen addition.
