Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcqov.com/deve/opmentreview On Thursday, February 16, 2012, at 6:00 p.m. in the City Council Chambers, City Hall, 300 West LaPorte Avenue, the Planning and Zoning Board of the City of Fort Collins will hold a public hearing regarding a Modification of Standards requests associated with the Carriage House Apartments project located at 1305 and 1319 South Shields Street. The hearing is regarding a request for a "stand-alone" Modification of Standards to Section 3.4.7 Cultural and Historic Resources, of the Land Use Code (LUC). Modification of Standards (sometimes referred to as variances) are needed when a developer either chooses or needs to address a specific standard in the LUC differently than the exact way the LUC requires. The Carriage House Apartments project in its' entirety is not being considered at the Planning and Zoning Board hearing on February 16, 2012, only the granting of modifications requests will be heard at this time. The February 16, 2012, hearing will consider the following Modification of Standard requests: 1. Because the proposal is demolishing the existing historic structure, the request is to not provide for the preservation and adaptive use of the historic structure, to the maximum extent feasible, and to not protect and enhance the existing historical and architecture value of the property (Section 3.4.7(B)); and 2. To allow the demolition of an individually eligible local landmark property (Section 3.4.7(E)). For additional information, the cited Land Use Code Sections in question above are available for your review at: http://www.colocode.com/ftcollins/landuse Additionally, a decision on only the modifications in question (not the entire project) will result from this public hearing. At the hearing, you will be given the opportunity to state your views about the modifications in question as they relate to the project. If the modifications are not approved, the project can not move forward as currently proposed. Finally, the notification mailing list for public hearings is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, a few property owners may have been missed. Please feel free to notify your neighbor of this pending hearing.
