Hi Chuck,
The Land Use Code states that the front setback must be 60' feet in the West Central Neighborhoods
area, so that would apply to Springfield as well. The side set back on an arterial would be 30' per
LUC 3.5.2(D)(1).
Additionally, there is also a provision in the Land Use Code that states if the provisions of this Land
Use Code are internally conflicting ... the more specific standard, limitation or requirement shall
govern or prevail to the extent of the conflict. If neither standard is more specific, then the more
stringent standard, limitation or requirement shall govern or prevail to the extent of the conflict (LUC
1.7.2). You may want to keep that in mind as well when designing the site.

Hi Courtney,
My question relates to the fact that we are reorienting the site to face Springfield Street not Shields.
We are seeking access from Springfield not Shields. Further, if we can get an agreeable site plan
together we will then acquire 1319 S Shields + vacate the curb cut that presently serves that
driveway from Shields.
So my question relates to the 60' FRONT setback per the landuse code for the NCB zoning in this
location. If we turn all buildings to face Springfield then the setback to Shields is now deemed to be a
side setback which is a formula calculated from the building height. What would be the requirement
for a front setback along Springfield. The Contextual Front setback for existing improved property
along Springfield appears to be approximately 30.
Does that makes sense + would it be supported by the code + planning staff?
