Dear Resident / Property Owner:
On Wednesday, September 21, 2011, from 6:00 to 7:30 p.m., at Plymouth
Congregational Church, 619 Prospect Road, Fort Collins, the City of Fort Collins
Community Development and Neighborhood Services Department will conduct a
development review informational meeting to discuss the development review process
as it relates to the potential student housing project at 1305 — 1319 South Shields
Street.
As conceptually proposed, the project consists of demolishing two existing single family
homes located at 1305 and 1319 South Shields Street (southeast corner of South
Shields Street and Springfield Drive) and replacing them with five (5), three (3) story
student apartment buildings with approximately 10 units per building. The applicant has
estimated the total bed count to be around 110 beds. Moreover, while there is not a
development plan formally submitted to the City yet, the potential applicant has
informed us that he is proposing roughly 69 parking spaces. Additional conceptual

The development review process informational meeting will be the first of multiple
neighborhood meetings. The Current Planning Department will conduct this first
meeting on September 21st without the applicant present in order to devote time to
informing residents about the City's process regarding development review, how we
evaluate projects based upon the established criteria in the Fort Collins Land Use Code
and answer questions about the City's role regarding this future development proposal.
The second neighborhood meeting (not yet scheduled) will be attended by the applicant
and sketch plans of the project will be presented to the neighborhood at that time. At the
second meeting, there will be an opportunity to ask the developer questions and
express concerns about the project as proposed. If the project continues to move
forward, you will have another opportunity to provide input at a public hearing, at which
time you will receive a similar notification regarding the date, time and place of the
public hearing. Please feel free to notify your neighbor of this pending meeting so all
may have the opportunity to attend. Thank you for your time and participation in the
