Box 580 Fort Collins, CO 80522-0580 970.221.6750 www. fcgov.com/developmentreview On Thursday, February 21, 2013, at 6:00 p.m., in City Council Chambers, City Hall, 300 LaPorte Avenue, the Planning and Zoning Board of the City of Fort Collins will hold a public hearing regarding the proposed project entitled "Lot 1, Nix Farm Natural Areas Facility, Major Amendment" located at 1745 Hoffman Mill Road (see attached vicinity map). The hearing is regarding a request to construct a one and one-half story, 4,103 square foot office building for the Natural Areas Department adjacent to the existing Natural Areas office on City -owned property. The site is located at the terminus of Hoffman Mill Road and is zoned in the Public Open Lands District (P-O-L). A community facility (the proposed new office building) is subject to review by the Planning and Zoning Board. At the hearing, you will be given the opportunity to state your views about the project. Additionally, you may find it helpful to review the Citizens' Role in Development Review Guide, available at fcgov.com/citizen review. This guide may aid you in understanding your role in the development review process and how to provide effective input at the February 21 public hearing. Finally, the notification mailing list is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed.
